Roof Leaks & Insurance
The broad distinction most policies draw is between sudden accidental damage and gradual deterioration. Storm damage tends to be covered. A roof that wore out does not become covered because it finally leaked.
Generally covered, generally not
- Commonly covered: wind damage, a tree limb through the roof, hail, sudden storm damage
- Commonly not: age, wear, deferred maintenance, a roof at end of life
- Often disputed: long-running leaks, where the insurer argues the damage accrued over time
- Varies widely: whether interior damage and contents are covered, and on what basis
Document immediately
- Photograph everything before cleanup, with dates — including debris in the yard
- Keep receipts for emergency measures such as tarping, which are often reimbursable
- Write down dates and times of the storm and of when water first appeared
- Photograph again once a ceiling is opened, before repairs
- Report promptly; most policies require timely notice
Replacement cost or actual cash value
This is the clause that determines the cheque. Replacement cost pays to replace with new; actual cash value pays depreciated value, which on an older roof can be a fraction of the cost. Find out which you have before you assume the claim covers the job.
Your deductible applies either way, and on smaller repairs it frequently exceeds the cost of the work.
Be careful after a storm
Storm chasers follow weather into Sacramento, knock doors, offer to handle your claim, and ask you to sign something that assigns your claim rights or commits you to them regardless of outcome. Read anything you are asked to sign, and do not sign on a doorstep.
We document what we find and provide a costed scope. We do not characterise causation for your insurer — that is the adjuster's determination, not a contractor's, and anyone promising a particular claim outcome is not in a position to deliver it.
Common questions
Will insurance cover my roof leak?
Sudden damage such as wind or a fallen limb commonly is; age and wear generally are not. Check whether your policy pays replacement cost or actual cash value, since that changes the settlement substantially on an older roof.
Should I let a roofer handle my insurance claim?
Be cautious about signing anything that assigns your claim rights or commits you before you know the outcome. We will provide documentation and a costed scope; the claim stays yours to manage with your insurer.
