Pipe Boot & Vent Leaks
If you have a leak and a roof that is otherwise in reasonable shape, this is the first thing we check. A perished pipe boot is the most common single cause of residential roof leaks in Sacramento.
Why it fails first
The collar around a plumbing vent is usually rubber or neoprene, and it sits in full Central Valley sun cycling between baking afternoons and cold nights, year after year. It hardens, shrinks and splits long before the shingles around it are finished.
Typical service life for a standard rubber boot is well under the life of the roof, which is why a twenty-year-old roof with original boots is very likely to leak at one.
What it looks like inside
- A stain on the ceiling appearing after rain, often near a bathroom or kitchen
- Water staining on the attic sheathing around a vent pipe
- A stain that only appears in prolonged or heavy rain at first, then more readily over time
The proper repair
- The failed boot removed, not caulked
- Shingle courses lifted so the new flashing sits correctly under them, woven in rather than laid on top
- A new boot — and where appropriate a lead or long-life collar rather than standard rubber, since the replacement should outlast the roof
- Any soft sheathing around the penetration replaced
- The other boots on the roof checked, because they are the same age as the one that failed
Why we check all of them
They were installed on the same day and have had the same sun. Fixing one and leaving five more at the same stage means you are calling us again next winter.
Replacing the rest while we are up there costs a fraction of a second visit.
Common questions
How long do roof pipe boots last?
Standard rubber boots commonly fail well before the roof does, particularly in Central Valley sun. On a roof approaching twenty years with original boots, expect at least one to be cracked.
Can a pipe boot just be caulked?
Caulk buys a season and makes the next repair harder. The boot is a flashing; the correct fix replaces it and weaves it back into the shingle courses.
